Hi, my name is Vitalii, and my wife and I are the proud owners of Viarok Property Services, a small family run business in Edmonton. We moved to Canada from Ukraine with a dream of building a better future for our family. I have always wanted to start my own business, and my wife has always been my biggest supporter.

I take care of all the hands on work, while my wife handles scheduling and customer messages and keeps everything organized behind the scenes. We believe in honest work, fair prices, and treating every customer's home with care and respect.

How visits are counted. A standard visit, with snow up to 10 cm, counts as 1 of your 5 visits. Snow of 10 to 20 cm counts as 1.5 visits, 20 to 30 cm as 2, and over 30 cm as 3, because the work takes that much longer. We photograph the snow depth before we start. Each extra visit in the same month is $30 on the Walkway pass, $70 on the Driveway pass and $90 on the Corner lot pass. Patios are $15 extra. Discounts cannot be combined. Need coverage after March 31? Ask us to extend your contract.

Frequently asked questions

How is my price determined?
Your price depends on the size of your driveway, the length of your sidewalk, and whether you have a corner lot or a detached garage. We confirm your flat monthly price before you sign, so there are no surprises.
When do you clear snow?
Every snowfall of 1 cm or more gets a visit. We arrive within 12 hours after the snow stops, and we text you before and after photos when we finish. After a very heavy snowfall it can take longer, and we tell you.
How many visits are included each month?
Each pass includes 5 standard visits a month, for snow up to 10 cm. Snow of 10 to 20 cm counts as 1.5 visits, 20 to 30 cm as 2, and over 30 cm as 3, because the work takes that much longer. Every extra visit in the same month is $30 on the Walkway pass, $70 on the Driveway pass and $90 on the Corner lot pass. Edmonton winters can bring snow for weeks without a break, and this keeps the monthly price fair.
Is the salt and gravel mix included?
Yes. The salt and gravel mix is part of your monthly price, with no extra charge per bag or per visit. We apply it whenever the surface needs it.
What if it does not snow?
The pass keeps your place on our route and your price fixed for the whole season, so a dry month is still billed at the pass price. If you would rather pay only when it snows, book a one-time visit instead.
What is not included?
Patios are not part of a pass and cost $15 extra. We also do not clear the ridge of snow that the city plough leaves at the end of your driveway.
What if I am not happy with the result?
Tell us within 24 hours and we come back and fix it at no charge.
Are you licensed?
Yes. Viarok is a registered Alberta business with a City of Edmonton licence. A copy is available on request.
Can I sign a contract?
Yes. We work with contracts and provide detailed invoices. The minimum term is one month, and you can stop service with 10 days' notice. The winter season runs from November 1 to March 31, and we can extend it on request.
Can I book a one-time visit?
Yes. No pass or contract is needed. A one-time visit starts at $50 for a sidewalk and $75 for a single driveway, and deeper snow costs more. Use the one-time visit builder on this page to see your price and send it with your request. We confirm the exact price by text before we start.
Which discounts can I get?
Sign up with a neighbour and you both save $20 a month. Prepay the season and save 5 percent. Discounts cannot be combined, and we apply the best one.
Will your equipment damage my driveway or lawn?
No. We use residential grade snowblowers, shovels and ice tools made for concrete, asphalt and pavers, and we mark your lawn edges before winter.
Do I need to be home?
No. We text you before and after photos from every visit. If you have a gate, send us the access details when you sign up.
How do I pay?
We send one invoice at the end of each month for the work we actually did. There are no deposits. You can pay by cash, cheque or Interac e-Transfer. If it suits you better, you can pay in two parts, every two weeks.
Does the City of Edmonton require me to clear my sidewalk?
Yes. Edmonton's snow and ice bylaw requires owners to keep the public sidewalk next to their property clear, and fines can apply. Your pass includes your city sidewalk, so you do not have to think about it.
Which areas do you serve?
We serve Edmonton, St. Albert, Sherwood Park, Spruce Grove, Stony Plain, Beaumont, Leduc, Devon and Fort Saskatchewan, plus Nisku and Acheson for commercial properties. Our service area covers up to 30 km around Edmonton.

Edmonton bylaw

Your sidewalk is your responsibility

Edmonton's Community Standards Bylaw requires every owner to keep the public sidewalk along their property clear of snow and ice. A ticket is $100, and the city can clear it for you and add the cost to your property taxes.
